I’d strongly suggest having a sound design before investing any money into the project. Without strong, up front ideas these projects can quickly snowball into a sort of money pit wherein the home owner is spending more and more money to fix the flaws that would not have happened had they put a plan into place in the beginning. A way to get a good result on budget is to insist on an accurate estimate for your project before a contract is signed. Make the contract bind the builder to the estimate with specific rules for add ons and upgrades.
Also, i recommend having up front cash and negotiating construction before starting the project. Usually when cash is offered, the builder or contractor will offer discounts and additional work but do not pay all of the fees up front. Pay at least ten percent of the cost up front and wait until the job is complete to pay the rest and do not be fooled by lower prices. For example, if you are doing a large renovation perhaps in a restaurant and it will cost every bit of one million pounds to complete and a contractor comes along and offers 250,000, steer clear, you will get what you pay for.
Make sure to take accurate measurements and have a second person check them. It is best that a skilled laborer take the measurements to be sure. Materials are not cheap. Don’t be afraid to shop around. The price of materials vary greatly depending on where you go so it is best to shop around for the best price. Doing so will save you in the long run and possibly enable you to upgrade. Limit taking out loans for any renovating.
