The purchase of a property with acreage presents personal considerations that you must keep in mind. In most acreage property cases, the land is situated outside of town, and may not have all of the amenities of city living. This means the expense of living there will be greater and has to be considered.

When you live in town, services such as water, sewage, and such are provided through the city. This is usually not true outside the city limits. A septic tank and well are required since the city doesn’t supply service to the area. If these break, the owner must cover the cost of maintaining them.

Before purchasing the house, inspections need to be completed on the well and septic system. A new well or septic tank can be expensive, if they break. The county should also test the water in the well for contamination.

Another thing to think about when buying acreage is whether or not there is a creek or spring. Water rights could be an issue in this circumstance. The water may be necessary to people who live farther down from you. That may indicate that it is your responsibility to keep the flow of the water going.

Buyers will also want to know what the plans may be for the land around the prospective buy. If you purchased the rural home of your dreams, and then a landfill opens next door, it would be a disappointment. Even if the worth of acreage does usually grow, it is wiser to ask than to be sorry.

Last, you should ask what limitations maybe on the land. Even if you own the land, there still may be regulations on what you can do with it. In many circumstances, the homes must be a certain size or type, which might not be what you wanted to build.

There can also be restrictions on livestock. Poultry is occasionally not allowed in an area, for instance. For those reasons, buyers must be aware of the rules before purchasing the property.
