It is rare these days for a home to be bought without any sort of residential home inspection being done first. Pretty much all states in America will require either the buyer or the seller to have a home inspection done before a home can be closed on. Once a certified home inspection has been done, the sale of the property can proceed.
It is good to be mindful of the fact that not all licensed home inspectors are as good as others. If you are a buyer it is your duty and responsibility to find a residential inspector that will be honest and upfront with you about what is wrong with the property and what will need to be fixed in short order. Even if the residence is listed “as is” by the mortgage broker you will want to be careful to insure the house is carefully looked over to find out if it’s going to be worth purchasing and fixing up. The thing you won’t want to do is to close on a home and learn as you are moving in that the home has a a ton of structural problems that will force you to spend lots of money to improve. If you’re not careful, it will end up being cheaper to buy a newly-constructed house than it was to buy residence that is foreclosed!

This is the absolute minimum that must be checked. If you are on a well or septic system, these will have to be studied as well.
After all of this has been carried out you will receive home inspection reports that outlines any and all faults the inspector discovers, as well as the overall condition of the house.
