How To Sell Your Home With Home Staging

If you have decided to sell your home, you can look forward to a lot of anxiety in your near future, anxiety about parting with a place you know, a house filled with memories, not to mention anxiety about whether your home sale will be a success or not. Essential to the home-sale process, show days can really be a pain in the neck that can be cured with some brilliant home staging tips.

Home staging is the process of arranging your home in a way that will make it more appealing to prospective buyers. For that to happen you need to start looking at your home through a client’s eyes.

So go out on the sidewalk and start angling your house. See if your fence needs a fresh coat of paint, or if your pavement needs some sweeping, or even if your trees are in serious need of some trimming. Is your house number visible? When inspecting the inside of your yard, look for any toys or gardening tools that are still sprawled around, see if the trees and bushes are well-groomed and if the lawn is neat as a pin. Do not forget about the windows and windowsills that need to be cleaned as well as the corners that must be cobweb-free, not to mention the outside lighting that must be functional. It would also be a good idea to plant some yellow flowers in visible places, as they make the house look more inviting and besides, yellow is a color that really sells.

Inside the house go from room to room and check the following:

Light fittings, that should be sparkly clean, not to mention working; There is not a hole in your walls that needs patching and painting; If you can, paint the whole house in the same neutral color Clutter and pieces of furniture that give the place a suffocating air and that should be removed; There is not a spot, stain or a speck of dust left anywhere, even in corners you don’t get to when cleaning; All the carpets and rugs that need to be steam-vacuumed; The floors that need to be polished

Buyers will look into every cupboard and kitchen cabinet, so make sure they are clean and packed neatly. Clear the kitchen counters of appliances, and empty the bookcases. Remove all personal photographs – these tend to distract buyers from the house itself.

If you’re done with the cleaning and de-cluttering, you can go on to the next phase, which is grooming up the house. This stage represents the creation of a new and improved image of your house, you don’t have to actually make the place bigger or brighter, you just make it look so. You don’t want prospective buyers to see your collection of matching napkins, because aside from taking their attention away from the house you run the risk of really making them lose their patience.

You can achieve a warm appearance of the house by using soft fabrics, like silk, satin or wool. Also, you can add more color with some potted plants and trinkets arranged strategically around the room. Try to avoid grouping them in even numbers.

An important part is drawing your client’s attention to distinctive details your 3-tiered granite countertop in the kitchen will be highlighted by a bowl of yellow golden apples or some other fruit of choice. A basket of rolled hand towels, wrapped with pretty ribbon, in a basket with scented candles and soaps adds a touch of ‘spa’ to your bathroom. Make sure the towels are clean and fluffy too.

You may not like doing this but it is better if no pets are present in or around the house the day of the showing. Some people just don’t like pets, so you also need to make your house look as if no pet ever lived there.

A warmly scented home makes for a more welcoming one, and one of the secrets to achieving that is to put a few cinnamon sticks on a tray in the oven. All you have to do is warm them up and leave the oven open for approximately thirty minutes to allow their spice to spread around the house. Freshly ground coffee and baked bread are great smells in a kitchen too.

When thinking of the name itself, you have the impression that home staging is all an act to trap people into purchasing your house. It’s not an immoral thing that you are doing, because home staging in real estate is like window decorating in a store, where merchandise is displayed in such a manner as to attract customers to enter the store and eventually buy something. You should keep in mind that your house needs to have a neutral look about it since it must appeal to a broad variety of potential clients. Home staging can turn a prospective buyer into the future owner of your home.
