Get everything in writing. From the quotes at the very beginning, to the contract, make sure it is in writing. A poor builder or businessman is one who will do deals on a handshake. If you get all this in writing, then, if there is a dispute, and it needs to go to court, you will be protected. If not, the builder could win.

Good builders have an accounting department because they can afford one. A poor builder will insist that he only be paid in cash instead of checks or bank account transfers. Nothing good can come from this. Good builders will only ask for payment when the job is done. Poor ones ask for money up front.
