Spring is typically the best time for buyers looking for Rossmoor homes. A relative absence inventory could make 2011 an exception. In a family friendly area like Rossmoor, buyers usually begin their home search in Spring in order to get their kids registered for the fall school year. With only thirty homes for sale in Rossmoor, this could be a very difficult market for prospective Rossmoor buyers. As such, a unique opportunity may exist for current owners to take advantage of a bright spot in an otherwise dark market.
Six months of housing inventory usually sets the standard for a healthy real estate market. The current Rossmoor numbers are about half that. This seems to be because of the fact that most homeowners currently marketing their homes for sale are doing so by necessity rather than choice. Less motivated owners appear to be waiting for better market conditions, rather than trying to sell in a relatively difficult economy, as a whole.
Under normal circumstances, this plan represents a pretty good economic strategy. “Buy low. Sell high.” is never a bad idea! Unfortunately, the incredible amount of uncertainty in today’s market makes for no real clear direction of when things will improve. Surely the market will improve at some point, but nobody can really predict when. If the conflicts in the Middle East create a five dollar situation at the pump, there is no telling what that could do to housing affordability!
While economic conditions are less than ideal, it doesn’t mean things won’t start to improve. Despite my experience in the industry (Just last week, I was quoted on LBPost.com!), I try not to really predict the direction of the market without the data I need to support my conclusion. I have been using terms like “strange” and “slow” when talking about the present market state. There just hasn’t been adequate sales activity to make heads or tails of the situation.
At the end of the day, I think that Rossmoor homeowners will be fine, whatever they decide. Rossmoor has a great amount of innate desirability. Parents will always want to buy a home in a neighborhood with safe streets, great schools and friendly neighbors. Whether you decide to sell your Rossmoor home now and can capitalize on limited inventory and less competition, or wait for a better market in the hopes of taking advantage of better home prices across the board, you shouldn’t have too much to worry about. Just make sure that in this kind of difficult market, you have the ability to wait out a market that may remain relatively stagnant for the foreseeable future.
