Learn how to save money with a real estate cash rebate. The normal procedure is followed when looking for a new home. Go to a realtor with what it is that is needed and wanted as far as a new home. The internet can be used to view homes with descriptions, pictures and home tours. The difference is, when finding a real estate agent, one who offers discounts will be searched for.

With a cash rebate the new homeowner gets the keys and cash back. It is possible to get money for buying a home. The money could be used for new furniture, landscaping, painting, or for educational savings. The amount returned depends on the sale price and the percent of that price that is given as a rebate.

Buyers are not the only ones that can receive a rebate. When a seller is referred to another seller rep there may be a rebate offered. With buyers the cash can come from the brokers commission or may be a percentage of the price the home is sold for. There is no fear of price padding when the buyer offers cash back since the seller determines the price.

The agreed upon percentage will vary slightly from broker to broker. The total amount of commission from a sale may be somewhere between 6 to 7 percent. The selling and buying brokers will split this commission. If they are a discount broker the total may fall at 3 to 4 percent. The rebate amount from the total price is typically one percent, from a commission it may be up to a percent and a half.

The cash back coming from a set percentage of a brokers commission ensures there is no price padding. The seller is in control of the sale price and truly sets the commission price. Rebates are offered on new construction as well. It may be cash back or another type of incentive such as free upgrades, paid closing costs or gift certificates.

Even in a down market real estate is quite competitive. It may be more so since the number of people actually buying has decreased. In order to compete some brokers have become discount brokers. They offer flat fee listings, lower commissions and possibly cash rebates. Of course they get less money but more clients. The volume makes up for the lessor fees. This benefits the seller, buyer and agent.

There are ten states that have banned rebates. Those states would be Iowa, Oregon, Kansas, Alaska, Alabama, Missouri, Mississippi, Louisiana, and Tennessee. The belief is that it gives the agencies that offer it an unfair advantage. There is a fear that it will cheapen the entire industry but the general practice is the same.

Real estate cash rebate is great when there is a need to purchase a new home. The funds will be available several days after the property closing. The broker gets their commission up to two days after closing. Upon receipt they then forward the rebate to their client. All parties are then satisfied.
