Sellers Market vs. Buyers Market

Do you know that the market is constantly changing. Sometimes is it called a buyers market and others times it is a sellers market. It has changed over the years many times and it will continue to change.

A sellers market exists when there are more people looking and interested in homes than homes available on the market. If a seller lists his house, several potential buyers will look at it right away. Most likely a seller will receive an offer for close to what he wants. Prices will rise even farther because of this, and the homeowners are happy and this adds equity. People buy homes as investments, in a sellers market, and not just because the home mirrors their dreams. In a couple of years, the homeowner will move and use the equity to buy an even bigger home. This plan will work as long as we are in a sellers market. Everyone, including the realtor is happy with their job because it is much easier to find qualified buyers for a home.

Professionals like Northwest Indiana real estate agents know that this trend of prices going up can not last for ever. They caution people to be careful and not buy out of their price range. Traditionally the markets shifts from a buyers to a sellers market and then back the other way. It is necessary to keep the price of homes in check. It is the markets way of correcting its self. It keeps our economy healthy.

A buyers market is what we are experiencing today. There are more properties then there are buyers. Banks have made it more difficult for buyer to qualify for home ownership. The buyer has their choice of many properties. He can offer a below market price for a property and many times it will be accepted. Realtors watch as prices go down every month. They know it is discouraging for the home owners who need to sell their house. Northwest Indiana real estate agents encourage homeowners to list their home at a real market value. Many homeowners find this hard to do, because they are losing equity every month. That means less money at the closing table for them. This is a very stressful time for people who cannot sell their home.

For the home seller, the buyers market is one of the most difficult markets to be in. The people who need to move, often sit around day after day and wait for a contract that doesn’t come. However, like anything else the market will change and so will the sellers circumstances. Keep watching the market, and don’t be afraid of the market.
